  • ARLA (Association of Residential Lettings Agents), membership number M0334159. Part of our registration commitment is that all staff complete a minimum of 12 hours of CDP (Continued Professional Development) per year.

AIL is designed to be profitable for the landlord. Our model has simplified an over complicated fee structure into one single management charge. Most standard agents regularly charge add on fees for such things as marketing, renewals, deposit registration, property visits, deposit negotiations, court appearances, contract amendments etc. etc. Furthermore, we don’t ask any contractors to pay us a commission for their work.  This means that their invoices are not elevated to cover the shortfall they normally experience with other agents. This strategy means that, as a landlord, you can predict your income more accurately each month. Based on our research poll, (on £1000pcm rental), we found our All Inclusive Lettings management charge will generate, on average, a saving of £1307.70 per year.

The AIL team members, at one point in time or presently, have all had personal experience of beinglandlords, tenants or contractors. Collectively, we understand and appreciate the difficulties of property management. That’s why our landlords are assigned to just one, dedicated, Property Manager to manage their property and tenant/s so that we can deliver efficient and personal customer service tailored to your needs. We really want to get to know you and your tenants, so that your property is taken care of in a way that you would want but without any of the hassle that managing a property can usually incur.

Why efficiency is important 

Efficient working practices speed up tenancy lets and property maintenance. We aim to complete the majority of property maintenance issues from report to contractor payment within 10 days from start to finish.  Contracts and documentation can either be completed in our office or online using e-signing. E-signing can really speed up the time scales of getting a property let and is still legally binding.

Once all your documents are completed, these are loaded into your own Portal. Your Portal will store Statements, Invoices, property inspections, ASTs, indeed any document related to your let, accessible by you, at the click of a button, from anywhere in the world.

Your tenants also have the same service for them, with Gas Safety Certificates, their AST and documents relating to their tenancy of your property.
